HOW IT SET THE RECORD
Hidden Hollow Farm sold in June 2026 for $4,625,000, all cash. It is the highest sale ever recorded in the Polk County MLS. Damian Hall Group listed the farm and also represented the buyer, who moved up from Aiken, South Carolina.
PRICED AS TWO ASSETS
We did not price this farm by the acre. The house, barn, ring, and pool sit on roughly seven acres, and that core was valued as its own package. The remaining cross-fenced pasture was priced on its own merits, with a real premium for the Blue Ridge views and direct access to the FETA trail network.
THE RESIDENCE
Four bedrooms, each with its own bath, and a historic 1800s cabin folded into the design. A Wolf kitchen, four wood-burning fireplaces, two screened porches, and wraparound decks facing a 180-degree Blue Ridge view with Tryon Peak in it.
THE BARN AND THE LAND
A Wellington-style barn with six stalls, a riders lounge, and a two-bedroom apartment. A riding ring, cross-fenced pastures with run-in sheds, a pool, and a private creek that drops into its own waterfall. Tryon International Equestrian Center is less than five miles away.

WHY IT SOLD FOR A RECORD
The Tryon horse farm market is thin at the top. Estates of this size, with this level of barn and residence, come to market rarely, so there are few true comparables and every sale resets the conversation. A well-positioned farm can set a new high. A poorly positioned one can sit, because the buyer pool is small and knows the inventory well.
Buyers at this level come from other equestrian centers. Riders from Aiken, Wellington, and Ocala already know what a proper barn, good footing, and trail access are worth, and they compare Tryon against those markets rather than against the local average. This buyer came from Aiken and paid cash.
Three things carried the price. The improved core was valued as its own package instead of being averaged into the acreage. The land held a premium for its views and its connection to the FETA trails, which let a rider leave from the barn and ride for hours without loading a trailer. And the farm sits less than five miles from Tryon International Equestrian Center, inside the circle serious riders shop first.
