Five were at The Cliffs at Glassy, ranging from $1,015,000 to $3,200,000 and totaling $9,865,000. The sixth was an off-lake home at The Cliffs at Keowee Springs that closed at $6,300,000, where DHG represented the buyers.
At Glassy, DHG represented the sellers on all five and brought the buyer on three of them. One never reached the open market. Another went under contract in seven days.
As of October 4, 2026, DHG also represents twelve Cliffs listings, eleven active and one under contract: six at Glassy, five in Cliffs Valley and one homesite at Keowee Springs.
The pattern is consistent. Homes priced to where Glassy was actually clearing sold. The one that started above that line had already sat for 303 days with another firm before DHG reset it and closed it.

Lifestyle Reality
Glassy is the Mountain Region community above Landrum. From one Eagle Rock Road address, the drive is about 15 minutes to Landrum, 20 to Greer and 40 to downtown Greenville.
That geography shapes who buys there. Glassy draws people who want to be near Landrum and Tryon horse country without carrying a farm. The barns are close enough to board a horse, and the gate keeps the upkeep of acreage off their plate.
Cliffs Valley sits closer to Greenville. From Water View Court it is about 10 minutes to Travelers Rest and 35 to downtown, which makes full-time living there easier for people still tied to the city.
Keowee Springs is in the Lake Region near Six Mile, and life there turns toward Lake Keowee. Off-water homes still compete on the community itself, and the $6,300,000 closing at Scenic Crest Way shows that off the water is not a lesser tier by default.

The first thing buyers notice is the spread. Five homes inside one gate closed anywhere from just over $1,000,000 to $3,200,000. At Glassy, the specific lot, the view and the condition of the house set the price far more than the community name does.
The second is how unforgiving the clearing band is. When we wrote the pricing analysis for 605 Raven Road in May 2026, comparable Glassy homes were closing between $1,540,000 and $1,575,000.
The home had been listed elsewhere since August 2025, starting at $2,250,000 and cut four times to $1,895,000, with no sale after 303 days. We relisted it in June at $1,795,000, adjusted once, went under contract in 66 days and closed at $1,675,000. That is roughly $100,000 above where the comparables were clearing.

Insider Perspective: What Most Buyers Miss
A relisted home does not get a clean slate. Raven Road showed 63 days on market with us, but cumulative days on market read 366. Buyers' agents see both numbers.
The gate concentrates the buyer pool. On three of the five Glassy closings, the buyer was already working with us. At 130 Stony Road, the seller put it plainly: "What truly set it apart is that Damian brought us the buyer himself." That sale went from listing to contract in seven days, told in full in One Week at Glassy.
A home can sell without ever being public. 208 Craggy Rock had no listing, no sign and no showings. The sellers made the changes we recommended, our buyers saw it, and it sold.
Preparation comes before exposure. The Craggy Rock changes were made before any buyer walked in. A first showing in a small, connected community is hard to repeat.
Lease-backs are a term sellers underuse. 130 Stony Road included a 30-day lease-back, and Craggy Rock about six weeks. Sellers moved on their own schedule instead of the buyer's.
At Keowee Springs, the public record runs behind. New custom builds in areas like The Landing do not show their cost in the MLS, and county assessments lag recent sales. Closed prices are the only reliable value signal.
Where buyers come from matters. For Raven Road we marketed to the places Cliffs buyers actually come from, Florida, Atlanta, Charlotte and the Northeast, and replaced the open house with an invitation-only evening for agents and residents. Waiting for a portal search inside the region is the slower path.
The trade-offs
- Privacy against price discovery. An off-market sale protects the seller's time and privacy, but it gives up the competition a public launch can create.
- Testing a higher number against momentum. A seller can start above the clearing band, but every month and every cut is visible to the next buyer.
- Convenience against leverage. A lease-back gives the seller time, and it can narrow the buyers willing to wait for possession.
