120 Tuscany at dusk, every light on, the pool clear

The Seller's Field Guide

Before the camera.

First impressions are made online. Every room needs to photograph well before it needs to show well. This is the list our sellers work through, room by room, and the forty-eight hours that matter most.

How to use it

Work it once, properly.

Tick the boxes as you go; this page remembers them on your phone or computer until you clear them. Nothing on this list is optional on the day it matters. Work it once properly and the rest of the process gets easier.

If something feels like too much, call Erin or Annette. We have people for that, and the list of them is at the bottom of the page.

Work through this list methodically, a room at a time, in the week before the shoot.

02 · Photography day

The forty-eight hours that matter most

Our sessions run two to four hours. We strongly recommend all residents and pets vacate the property during the shoot. The crew needs to move freely and capture each space at its best.

If your home is a release

A marquee release is shot like a production, not a listing: two days on site, sunrise to blue hour, and the twilight frames need every light in the house on at dusk. The list is the same. It just has to hold for two days, and the crew will tell you what else they need before the scout, whether that is horses in the arena or the boat at the dock.

03 · Showings

Run this before every single one

Once you are active on MLS, showing requests come fast. Keep this on the fridge and run through it before every showing. The first one sets the tone.

04 · Who can do this for you

You do not have to do any of it yourself

These are the people we send our own sellers to. Call them directly, or call Ray and he will arrange it. If you need a specialist who is not on this list, Ray knows someone.

The printed version

The same list, on paper

The Property Prep Checklist is the companion to the Seller's Field Guide: the four lists above, with a page for notes, quotes and dates. Print it and keep it on the fridge.
