The short version

The Cliffs' lake community nearest Six Mile and our Keowee office, where life turns toward the water. The record for every Cliffs lake and mountain community was set here: 125 Scenic Crest Way, $6,300,000, with DHG on the buyer's side.

How it lives

Lake life at The Cliffs is functional rather than resort-driven. Owners use their boats from spring into early fall, the docks and the lake paths create the overlap that turns neighbors into friends, weekends feel busier and midweek is quiet. Winter use drops sharply, which surprises buyers arriving from Florida and California. Not all docks are equal: water depth, cove orientation and Duke Energy's shoreline rules decide how a lot actually lives, and the photographs rarely show it.

The course here is one of the two Tom Fazio designs in the Cliffs family; the other is Keowee Vineyards. Membership opens all seven clubs, including the mountain courses.

The record

Damian Hall Group represented the buyers of 125 Scenic Crest Way, which closed at $6,300,000 in November 2025, the highest sale across The Cliffs' lake and mountain communities. At Keowee Springs the public record runs behind the private one; the best lots often trade before they are broadly marketed, which is what the Quiet List is for.

A day here

A day at Keowee Springs

The lake community closest to Clemson and to our Six Mile office, and the one families pick. The day runs from the first tee to the Beach Club to a dinner you can arrive at by water.

  1. Morning

    Six holes or eighteen

Tom Fazio laid the course out as three loops of six, so you can play six holes before the boat traffic starts or all eighteen. Family tees are built in. The ladies' group calls itself the Sassy Sixers for a reason.

  2. Midday

    The Beach Club

Spring through fall the Beach Club is the center of the day: tie up by boat, the water slides for the grandchildren, two pools, a grille lunch nobody dresses for. The Surf Shop provisions kayaks and paddleboards for members, and there is a wakeboarding program.

  3. Afternoon

    A cove crawl north

By the club's count it is ten minutes by boat to Keowee Falls and fifteen to Keowee Vineyards, all on the same membership. Run the coves north, where the shoreline gets quieter. The Lake Club at The Landing has dual pools, a restaurant and a wellness center with a yoga deck.

  4. Evening

    Dinner above the eighteenth

The new Hart Howerton clubhouse sits above the eighteenth hole, with casual fare and a wellness center of its own. In season, the boat goes to the Lakehouse at Vineyards instead. In town: Rick Erwin's, Pixie & Bill's or Calhoun Corners in Clemson.

  5. Saturday, in the fall

    Death Valley

Memorial Stadium seats 81,500 and Clemson is about twenty minutes away, which is why so many game-day households keep a house on this cove. We wrote the home Saturday up, parking lots to the long way home past the lake.

  6. What to weigh

    The busiest cove

This is the most active of the three Cliffs coves, and the developer's new releases (Clubhouse Village, Waterscape, The Landing, Solstice Park) compete with resale. Six Mile has the Village Bakery; the full grocery run is Seneca or Clemson. The record sale here, with us on the buyer's side.

Places are the nearest named grocery, pharmacy and hospital on the map; we left out the dollar stores. The Cliffs' own page puts Keowee Springs at 20 minutes from Clemson and 45 from Greenville by car, and 10 minutes to Keowee Falls or 15 to Keowee Vineyards by boat. Real drives land somewhere between the two.

Questions

What buyers ask about Keowee Springs

Answered in the journal; the full articles are below.

Are docks and lake access guaranteed?

No. Duke Energy shoreline classifications, water depth, and neighborhood rules all affect dock approval and usability, and dock approval timelines, soil conditions, and shoreline stabilization requirements can materially affect cost and timing after contract. Being labeled dockable does not guarantee an equal dock experience, since some docks sit in shallow water that becomes unusable during seasonal drawdowns or face winds that make boating unpleasant.

Lake Keowee Luxury Real Estate: What First-Time Keowee Buyers Miss

Does Lake Keowee living at The Cliffs change with the seasons?

Yes. Lake Keowee usage drops sharply in winter, and buyers coming from Florida or California often underestimate how seasonal lake life is here. Winter use shifts indoors and becomes quieter than expected.

Cliffs Communities Compared: Subtle Differences That Matter

Are all Cliffs communities equal for resale value?

No. Density, buyer profile, and proximity to amenities vary meaningfully between Keowee Falls, Vineyards, and Springs.
