The short version

The highest point in the Upstate, above Landrum, with South Carolina's only mountaintop golf course. Closest of the mountain communities to Greenville, and the one that works best for living here full time.

How it lives

Glassy is the Mountain Region community above Landrum, and the geography shapes who buys here: people who want to be near Landrum and the Tryon Horse Country without carrying a farm, and Greenville households who want elevation and a gate without giving up the drive to downtown, the medical systems and GSP. Weather at this elevation matters more than buyers expect. Wind, fog and temperature swings decide how often a deck gets used, and the summers run cooler than anything on the coast.

The club end is the clubhouse built around the view, the wellness center with a pool and racquet sports, hiking trails, the Overlook Pavilion and the Glassy Chapel. Membership is a separate purchase from the house and opens all seven Cliffs clubs.

What sets the price

At Glassy the specific lot, the view and the condition of the house set the price far more than the community name does. Mountain lots with strong sightlines move when they come up; steep sites take longer to build on than buyers expect. Resale liquidity follows micro-location: closer to the gate and to Greenville tends to resell faster, whatever the finishes.

A day here

A day at Glassy

The highest address in the Upstate runs on its own weather and its own clock. This is the day as the club and the people who live here describe it, with the drive down the mountain counted honestly.

  1. First light

    Coffee above the fog

At 3,353 feet the summit is often clear while the valley below is still socked in. The local habit is coffee on the porch until it lifts, and on the right morning the view runs to the Blue Ridge and, the club says, as far as seventy-five miles.

  2. Morning

The only mountaintop course in the state

Tom Jackson's 1993 course is South Carolina's only mountaintop golf course, par 72, with the par-three thirteenth playing off the cliff edge from the property's high point. One membership covers all seven Cliffs clubs, so a round here and a round at Keowee on the same card is normal. What that membership costs, worked out.

  3. Midday

    The Wellness Center

Five thousand square feet with an Olympic-sized pool and lighted tennis and pickleball courts. In summer the air up here runs cooler than Greenville's, which is the quiet reason many full-time households chose the mountain over the lake.

  4. Afternoon

    Trails to the Chapel

The community trails lead to Glassy Chapel on the edge of the mountain, and the Overlook Pavilion sits nearby. People walk up for the view and stay for it. The Cliffs counts more than seventy-five waterfall hikes within thirty miles of its mountain communities.

  5. Evening

    Down the mountain for dinner

Landrum is about twenty minutes from the top: The Hare & Hound on the main street, or Southside Smokehouse. Hall's Chophouse on Main Street in Greenville is the half-hour-plus option. Most nights the clubhouse wins, because the drive back up is in the dark.

  6. Saturday

    Landrum market, then antique row

Landrum's farmers market runs Saturday mornings, 8 to noon, April through December, under the covered pavilion on West Rutherford. The town's antique row takes an unhurried hour. Tryon and the FETA trail system sit just beyond, which is why the horse households land here.

  7. Sunday

    Highway 11 to Caesars Head

The Cherokee Foothills Scenic Highway runs along the foot of the mountain. Take it west to the Caesars Head overlook and come back for lunch in Landrum. In winter, the mountain roads are the thing to weigh before you buy; we say so plainly.

Drive times are car routing on OpenStreetMap data (OSRM), typical conditions and no traffic, from the Glassy clubhouse at the summit, pulled October 29, 2026. Places are the nearest named grocery, pharmacy and hospital on the map; we left out the dollar stores. The Cliffs' own page puts Glassy at 30 minutes to Greenville, an hour to Asheville or Lake Keowee, 15 minutes to Cliffs Valley or Tryon and 12 to Mountain Park. Those start at the gate on Highway 11; our figures start at the summit and include the drive down the mountain. Real drives land somewhere between the two.

No. Club membership is a separate purchase from the home and is not automatic on a resale. Under the 2026 published schedule, Full Golf carries a $100,000 initiation fee and $1,710 a month. Because the categories still being sold change over time, confirm what is available before writing an offer.
